Graboyes Commercial Window Company is pleased to announce the Fall 2017 completion of seven architectural / commercial window replacement projects including its largest in 34 years, at the historic Alden Park Apartments. The projects include:
Alden Park Apartments, Philadelphia – 6,688 windows
The renovation of the occupied c. 1920s Alden Park Apartments, listed on both the National Register of Historic Places and the Philadelphia Register of Historic Places, included replacement of 6,688 windows with carefully engineered historic replicas manufactured by Graham Architectural. Graboyes performed the retrofit for owner L3C Capital and general contractor Briarwood Construction. During the pre-construction phase, precise measurement of each individual window opening took technicians two months according to director of pre-construction Mike DelRossi. The window retrofit work took union glaziers and carpenters 14 months to complete, representing a project completion that was four months ahead of schedule.
“We worked hand in hand with Briarwood on a daily basis,” said senior project manager Les Schlemback, “scheduling and working to ensure minimal disruption to the residents with efficient transformations of their units with new windows. The crews work diligently in multiple units at a time, with install rates of 12 to 17 windows per day depending on each unit’s size,” he said.
Graboyes secured warehouse space close to the project to prep and deliver material on a just-in-time basis, an important element in making sure the massive project ran smoothly.
Life Time Athletic in Ardmore, Pa. (formerly Macy’s) – 282 windows
Graboyes installers replaced 282 windows with Kawneer aluminum replacements at the former Macy’s building at Suburban Square in Ardmore. The five-story Art Deco building will be home to one of three new Life Time Athletic locations in the Philadelphia region. KASCO Construction serves as general contractor for the renovation, and JKRP Architects serves as the architect.
Cooper River Square East in Pennsauken, NJ — 312 windows
The office building renovation of Cooper River Square East included the replacement of 312 windows with new Kawneer aluminum windows. Interior Construction Plus served as the general contractor and Eric Hafer & Associates served as the architect.
Bethlehem Retirement Village, Flourtown, Pa. – 288 windows
Graboyes installers replaced 288 windows with Crystal windows at Bethlehem Retirement Village. Graboyes served as the prime contractor for this project.
The Hale Building, Philadelphia – 111 windows
Graboyes installers replaced 111 windows with new Kawneer replacements at the Hale Building, the formerly abandoned c. 1887 historic treasure at Juniper and Chestnut that’s undergoing renovation by Brickstone Realty. Clemens Construction serves as the general contractor and JKRP Architects serves as the architect.
Lingelbach Elementary School, Philadelphia – 223 windows
The renovation work at the Philadelphia School District’s Lingelbach Elementary School included installation of 223 new Kawneer windows. Graboyes served as the prime contractor for this school window retrofit project.
UPenn’s Perelman Center for Political Science & Economics, Philadelphia – 193 windows
Window replacement at the University of Pennsylvania’s Perelman Center for Political Science & Economics included 193 new Kawneer windows. For this project, Graboyes designed custom installation accessories to accommodate a window unit approved by the National Park Service for replication of the historic steel windows. This combination matched the aesthetic features of the original windows while offering high-performance architectural grade aluminum windows with low-e insulating glazing. Hunter Roberts Construction Group serves as the general contractor on this project.
